工事についての感想
現場マンションを含め、住民さんはかなり協力的。
ただ、施工はしっかり見ておられるように思います。
郊外だけに、評判がシビアに近隣に伝わってしまうようです。
青梅地区ということで降雪が工期に大きく影響しました。
・妻面出窓は結露が多く、施工の仕上げに難儀しました。
出窓サッシの結露水が、サッシレール以外から出ており、
施工時にもシール裏にかなり水が入っていたものがあったので、
結露水がたまる構造になっている可能性もあるかと思います。
また、上記窓廻りのクラックは過去に部屋内に漏水があったお宅があり、
万一の場合は部屋内より低圧注入等が必要になると思います。
・足場材は3階屋根に直接ユニックで搬入搬出を行いました。
・階段室の床リムスプレーが痛んでおり、今回工事範囲ではありませんでしたがそろそろ手当が必要かと思いました。

工事についての感想
現場事務所無しでやったため、非常に暑い現場でした。
手摺壁天端に真横にクラックが通っており、また開口部廻りのクラックもあったためクラック補修が非常に多かったです。
床全面塩ビシート施工となり、かなり美観が向上しました。
現場前道路２ｔ規制のため、廃材はトラックを入れるために
警察の許可を必要としたようです。
タイルの接着しろが少なかったです。シールも同様です。
フロアによってかなり建物の仕上げ(躯体、スラブ含)にばらつきがありました。
あまり無い事ですが、新築時のあらが見える建物でした。

工事についての感想
理事会、修繕委員の皆様がとても積極的な物件で、話合いの場も
多く工事を進める上でとても助かりました。建物としては色違いの
タイルの貼替えや、各面の風化したタイル目地の目地詰めなどタイル
工事を特に丹念に行い意匠性・機能性ともに改善できたと思います。
・全戸アンケートによる外壁塗装色の変更を行いました。
・公園敷地内に足場を設置する必要があり、プラットウォールの
設置など安全対策が必要でした。
・春から夏にかけての工事だったため、桜の花びら飛来による”ウレタン防水”
工事の休工が大変でした。
・外壁タイル目地詰めなど多くの追加工事を頂いたため工期を延長しました。

工事についての感想
屋上防水工事の際は、ホテルも営業中でしたので音出しの制限を行いながら作業しました。
大規模修繕工事中はホテル休業中に集中して行いました。
共通してるのは、、、風が強い！！！
海が目の前ですからね～。
建物も長い間、補修工事を行ってなかったので下地補修も数量が多かったです。
潮風の影響も大きいでしょうね。
ホテルの方はペットと一緒に泊まれるホテルとして人気があるようです！
プールとホテルの間にドッグランなども有りましたね。

工事についての感想
架設資材のスペース確保のため仮設建物は足場組立後に設置し、足場解体前に撤去したので少し施工するにあたって不便な部分がありましたが無事に竣工を迎えることが出来ました。
外壁タイルの補修数量が予定より大幅に増加し3か月という大幅な工期延長になりました。
ご不便をお掛けしましたが居住者様の協力もあり、6月に晴れて引渡しとなりました。
改めて、工事へのご理解・ご協力有難うございました。

工事についての感想
全面道路のある南面は、斜面下となっており、１階に庇及び、エントランスと立
体駐車場があるため、足場が2階から架けることになり、仮設工事が大変でした。
小学校が正面の為、現場前道路が6:00～9:00,15:00～19:00のスクールゾーンがありました。しかもルーズな物ではなく時間になるとバリケードが立てられ、保護者さんが交代で立っているパターンのです。
その為、現場入場や資材の搬入・搬出に苦労しました^^;

工事についての感想
＜弊社でも一番若い世代のサブ監督より一言＞
足場組立がＧＷ明けまでかかってしまったのと、塗装の手直しが多くあった為、工程に余裕のない時期もありましたが工期を延長することなく完了することが出来て本当に良かったです。
また居住者様も工事に協力的で、車両の移動や玄関枠の塗装の際も特に問題がなく本当に助かりました。
また今回初めて外構工事に立ち会い、初めて見る作業が多いのと、施工前と施工後での現場のイメージがガラリと変わってしまったのとで多少不安もありましたが、居住者様からの評判も良くて安心しました。
1階廻りの改修も行ったのでガラッとイメージが変わりました！

工事についての感想
マンション入口正面の1階～4階外壁タイル全面張替え工事があり、既存モザイクタ
イルから、45角タイルへの変更による意匠変更となるため、完了時のイメージに対し
少々懸念致しました、結果は、理事会様居住者様出来の良さに評価頂き 良好と言え
ます。
工期が3.5ヶ月と工事実日 仮設足場設置期間2ヶ月弱の中で 天候に恵まれ工期延
長なく竣工が出来た事が何より良かった。
居住者様(全戸)の協力もあり、バルコニー内の荷物関係も殆ど無くスムーズに工事の
進捗良好に繋がりました。
